But from two or three years ago, because people's surrounding flow increases, tenant's needs with some wide space have come out. We change our plan that we will provide the tenant which could offer high value service more than it divide small. MHS made a great suggestion in thins time.

MHS Fujita:In case of medical agency, it needs different equipment from an office tenant such as addition of capacitance and the drainage space location. We are the medical consultant company, a matter of course, we will introduce the tenant which is well-equipped for medical treatment. Therefore, ORIX made a huge investment by additional construction. In this time, we requested additional construction of the equipment, because of this we could also put in five medical department and one dentistry and pharmacy. There is no big trouble.

ORIX Real Estate Corporation:About medical department, we also suggest our opinions. For the resident, we need to avoid putting hospitalization facility and limit to hospital visited medical office. Indeed, there are children, so we also want pediatric service. Because of those two important points, we choose the present medical office.

MHS Fujita:There are several big hospitals such as Keiyu hospital in the neighborhood, we could introduce the check to which can not correspond in the medical office and patient whom need in hospitalization. At the same time, conversely a letter of introduction goes out of the hospital for the patient with light symptom or stable condition. Because we are able to enough cooperation as a medical office from a hospital or a hospital from a medical office, we could make up substantial medical environment.

MHS Fujita:We would like to talk about current situation of medical opening. My mother has worked at medical clinic for long years. At this time, one hundred patients came to the hospital at opening day, there were no medical agency crushes.

From the aspect of consulting company, we need to corporate with proprietor because doctors save the initial cost for opening clinics utmost. From the view of developer, how about needs for new clinics?

ORIX Real Estate Corporation:It is difficult to manage a clinic from now on, without good location. As a developer, we would like to advance our project about expensive area of advantage convenience. Outset of "Minato Mirai",now we are consulting with Medical Human Support about the next project. Just in front of station, we cannot succeed, we need to medical differentiation of the contents and device of service.

MHS Fujita:This is the time, patients are able to select medical agency by themselves. When I used to work with a laboratory test center and medical emergency center in a university hospital, I felt many patients have the weak consciousness. By such meaning, we would like to invite doctors whom have warm heart. Also, if there is one doctor in new clinic, it is limited to number of patients. An insurance score is the whole country uniformity. The problem, which rental price presses management, also comes out by location. Therefore, it is very important to the medical examination contents. Recently, the facilities are increasing, where the medical treatment served by own expense as much as medical service under health insurance. That kind of facilities' management consists sufficiently. By the way, is there any medical project which is being business of the ORIX real estate at present?

ORIX Real Estate Corporation:ORIX Living of subsidiary company dispatches people to the nursing home which is made by our company. It operates as a project by ten and several houses now. These are houses for senior residents and helpers stay 24 hours in here. There are also dining room and bathroom. It is easy to understand to say "Home for the aged". We are contemplating to increase the resident of senior and we are trying to begin this project in earnest from four or five years ago.

MHS Fujita:At the end, please tell me future's perspective in ORIX Real Estate Corporation?

ORIX Real Estate Corporation:It is a time, which is very difficult to attract customers by using past advertisement method with enhancement of social network. From now on, our mission is the value rising for our properties by receiving a variety of help. This type of property will increase in the future. We are thinking that we can offer the substantial housing and office environment with considered various tenant mixtures.
